GOOD HOPE — With work on one large planned subdivision already underway, Good Hope leaders are eyeing a property rezoning that could clear the way for another similarly-sized development on the city’s northeastern edge.
The Good Hope City Council will hold a public hearing and second ordinance reading Monday that, if approved, would rezone 38 acres of agricultural land along Doc Clemmons Road as a planned development zone. The hearing will take place during Monday’s regular council meeting, at 6:30 p.m. at city hall.
The planned development designation would allow a high-density single-family home neighborhood to be built under a more flexible setback code structure than that typically prescribed by municipal residential zoning codes, allowing for the development of a proposed 144-home subdivision with houses ranging from 1,200 to 1,800 square feet. After hearing opposition from residents, the city’s planning commission recently rejected a proposal that sought to use the same property as a campground site, but has since fielded far fewer local objections to its use as the site of a potential subdivision, according to Mayor Jerry Bartlett.
The city faced vocal opposition earlier this year to a separate subdivision proposal to be located elsewhere in town, as residents turned out to voice their concerns over Mize Meadows, a 185-home development that the council approved in January. Located along Mize Road west of Alabama Highway 69, site work has since begun on the 30-acre subdivision.
